Hurricane Preparation for Walker Key

Storm Season is June 1 through November 30 

The Association is making its preparations for the 2023 storm season. When a named storm moves into the Gulf of Mexico Waves Association Management, LLC. and the Board of Directors will monitor official weather reports and action will be taken as deemed necessary. When a hurricane or tropical storm warning is issued for our area, the following action will be taken: 

• Outdoor pool furniture will be secured 

• Exterior trash cans will be secured 

• The pool pumps may be turned off 

The Marina will be shutdown : In the event the U.S. Weather Service issues a “Hurricane Warning” all Owners and their guests are required to remove their vessels from the marina within 24 hours. There will be a fine of $1000.00 for boats, jet skis and other watercraft left unattended. In addition to any accrued costs for removal, towing and/or storage of vessel and any damage caused by vessel. All owners are responsible for renters, relatives, friends or any unknown person using their slip(s). There will be NO EXCEPTIONS to this rule. 

Orange Beach Hurricane Decals In the event of a mandatory evacuation, all vehicles must be removed from the property by owner. You will not be allowed to return until an “all clear” has been issued by local authorities. Vehicles without an Orange Beach Hurricane Decal will not be allowed onto the island. Two (2) decals per unit were issued by the City of Orange Beach to owners of record in 2017.  The decals are valid for the terms as noted. Requests for replacement or additional decals must be made to City of Orange Beach, AL small fee may be charged and proof of property ownership is required. Reminder about keys . . . • If you have changed your locks recently and have not yet provided the Association, please forward a key immediately. • In the event that the Association cannot access your unit, a locksmith may be called and you will be billed for any charges incurred to access your unit. In the event of a tropical storm or hurricane, all pre- and post-storm information concerning Walker Key Condominium will be posted on the Waves Association Management, LLC. web site: https://www.wavesaccess.com/WalkerKey/

CHECK THESE MAINTENANCE ITEMS One of the largest expenses of the association is directly related to lack of maintenance that is the responsibility of the owner. There have been many water leaks directly related to ice makers, toilet supply lines and air conditioners. ✓ Ice maker filters should to be changed periodically and properly installed. ✓ Air conditioner units should be serviced at least annually and filters changed monthly. Placing an aspirin or a small amount of bleach into the air conditioner drain line on a monthly basis helps to eliminate fungus buildup in the lines that prevents the drains from flowing freely. ✓ Water supply lines that service washing machines, dishwashers, toilets and ice makers should be checked for leaks, wear, age and damage. These lines should be replaced with braided flexible supply lines when there is any evidence of wear or age. ✓ The flapper inside the toilet should be replaced periodically to prevent water running for prolonged periods of time and possible overflow. The inside toilet fittings can become brittle with age and break. ✓ All faucets and shower heads should be checked for drips. The washers or fixtures should be replaced as needed to correct problems. ✓ If the unit will not be occupied for a prolonged period of time, it is wise to turn off the electric water heater, the water supply line and the water supply line to the washing machine and all ice makers. This act will not allow pressure to build up on the lines that can result in ruptured lines. ✓ Another item that is sometimes overlooked is smoke detectors. This item should be checked monthly and batteries changed at least annually. This act could save a life. As the old saying goes, “an ounce of prevention is worth a pound of cure.” By following these simple suggested preventative measure items and establishing a maintenance program for your A/C unit could result in a savings to you and the association in both dollars and time. Most preventative maintenance programs offer to change filters and clean coils and condensation lines.
