Notes from the President

Dear Walker Key Owners

I hope this finds you doing well and enjoying this nice hot/humid weather! Things have been busy at WK and we continue to have nice weekend crowds as well as having our summer crowds moving in. Along this line there are a few things we need to cover, and if you rent your unit, you will want to pass some of this along to renters as well as rental managers.

PARKING Parking is an ongoing problem: we must be aware of this and limit the number of vehicles at each unit to the number of spots available in your limited common area. Any overflow must use the outside parking areas provided and excessive overflow must use the Community Center Parking lot across Canal Rd. Do not park in front of, or under neighbors property with out permission. On a personal note; PLEASE do not park in front of the B building. Unit B-1 cannot get in or out when a vehicle is parked in the fire lane. If you pull into this area, DO NOT LEAVE VEHICLE UNATTENDED, unload and move. All Owners should have the WK parking decal on their windshield and visitors MUST have a "visitors" or "family/guest" pass placed on their dash.

PETS All pets must be on a leash when outside, the only exception is when they are in the large field by the North pool. When in that area, the pet may be let off their leash long enough to chase balls or toys for exercise, as long as the owner or handler is present. It's imperative that you control your pet and KNOW that they play nice with others. They remain your responsibility at all times! While talking about pets, I remind you that you are to pick up your pets waste and dispose of it properly.

These grass areas are OFF LIMITS as pet restrooms:

The area between the North Pool and the G building The area immediately in front of the F building within 25 ft of the sidewalk The grass areas immediately behind the B,C,D,E buildings between the concrete patio's and boardwalks.

Also remember that pets ARE NOT allowed within the pool areas.

STORM SEASON With the storm season on top of us, I want to remind you that if we are placed under a warning for a storm, we have mandatory actions that need to take place. Any hurricane warning will require evacuation of our harbor. This includes wave runners and floating lifts. If we are to encounter a tropical storm and storm surge warnings, we will require all boats on lifts to be raised higher than the walk surface of the main dock.(not the finger pier) Storm surge warnings will require all floating vessels, including floating wave runner docks to be removed from harbor. All garden hoses and crab traps and bait hotels should also be removed from piers. If we see the need to cut water and power, it will be done approximately 24 hrs prior to projected land fall or peak surge.

SWIMMING POOLS Swimming pools are for your enjoyment and we would like to keep them open for you!

No glass in the pool area! Zero tolerance. One piece of glass can close the pool for a week. No pets inside of pool fence No children in diapers in the pool, please use swim diapers. No running, diving or rough play. Adults please remember children are present at most times. Pool is closed at 10:00 pm, you may use the deck area as long as you honor quiet time. Do not remove pool furniture from pool deck. New lights have been added under the Gazebo, it's a nice place to sit. Last one to leave please turn out the lights. Do as OBA, Leave Nothing but footprints.

GATES The Gates should be up and operational in the next few days along with a new camera security system for the front entrance and both pools. With the July 4th crowd coming, we will delay the actual operation until the holiday rush is over. Remember to get your cell numbers to Waves Management if you haven't done so! Our delay has been due to the wrong paint system being used to coat the new fence so we had to have the supplier remove, sand blast and re-powder coat the gates.

How the Gates will work Each owner will receive two magnetic decals and two magnetic cards. The two magnetic decals go in the upper RH corner (passenger side) of the windshield. The gate will read your code as you approach the gate. You will also be given two Magnetic cards. These are portable and these can be used simply by holding up to windshield and aiming toward the reader. Neither one requires opening a window! We also are putting two cell numbers that you are providing to us into the system. We will give out a "Gate Phone Number" that you put into your favorites or speed dial. You can call this number from one of your registered cells from any place that you have cell service, and the gates will open. This can be used to let service personnel or quests onto the property. You can purchase extra units but we are limiting the number and each is registered to you. If you rent your unit, I would suggest the renters use the cards and leave in the unit or with the rental Company upon check out. We also suggest a "Key or Card" deposit at registration. The gates are for security and we want to control ingress and egress. As with anything new, we will experience some growing pains and inconvenience but in the long run this is a much needed and positive improvement for our property at WK.


Building "G" The next few days we will start replacing all the south facing garage level wall on the G building. Please make sure you don't have anything nailed to the exterior sheeting from the inside of your storage room. We will be able to remove and replace about two units per day and we will leave nothing unattended. As this work is going on, it will be necessary to disconnect the electrical system for about 30 min per unit. When you see this work getting close to your area, please realize you will loose power to the A/C soon. We will be starting on the west end of the building at unit 1 & 7 first.

ALL GARAGE AREAS There will be some Sheetrock work going on under all buildings over the next four weeks. Please understand, that as hard as the workers try, it's impossible to eliminate droppings and dust. They will try to protect your valuables with drop cloths but things will get dirty. Wash it off!!

MARINA

Please be sure that your insurance certificate is up to date for your boat(s). Once Waves Management has the certificate, owners will be given the current decal for your boat. We will start checking these decals soon so please be sure you have the decal on your boat. If you rent your Condo or loan out your slip, the renter/ visitor must provide an insurance certificate and pay the fee to enjoy docking at WK. Rental companies should be made aware of our policy. No overnight docking without Waves Management getting the certificate and the fee of $100.00 While talking about the Marina, I would like to make a comment about noisy boat lifts! If your boat lift makes a horrible deafening sound when going up or down, PLEASE GREASE IT. We will all love you for doing it!

Design Review Board (DRB) The DRB consists of Three members, Jill Morgan (L-6)is the Chairperson, and is assisted by Dennis Hulsey (E-9) and Johnny Campbell (E-6). Any change to the outside of any Cottage or Condo must have prior approval before changes are made. This includes Doors, Windows, Steps,Fencing,Painting, Landscaping, Decking, driveways and parking areas and etc. In other words, NOTHING outside without approval! This is a simple and fast process, and insures that we maintain the integrity and harmony intended by our Covenants.
